City of Walters Building Permit Requirements

The City of Walters requires property owners or contractors to obtain building permits before erecting, enlarging, constructing, relocating, substantially improving, moving or demolishing any building, structure, mobile or modular home. Any human-made change to improved or unimproved real estate, including structures, fencing, mining, dredging, filling, grading, paving, excavation, or drilling operations will each require a separate building permit. This includes placing a manufactured or modular home on any improved or unimproved real estate.

Building permits will not be required for basic repairs that return damaged or worn property back to original condition if the repairs and maintenance is performed by the property owner, however if the repairs are done by a contractor, a building permit will be required. This is so the City of Walters will be able to track which contractors are working within the city. Any and all capital improvements will require obtaining a building permit. A capital improvement consist of any change that increases the value of the property or significantly changes the structure or landscape.

The fee for building permits is determined by the City of Council. Currently, the fee is $24.50 with one additional dollar to be paid for each one thousand dollar of project cost. Contractor permits for repairs and maintenance that return damaged property to original condition will be issued at no cost.
